When a granny flat shares the main house supply, there’s one electricity bill and no fair way to split it. Estimating a tenant’s share causes disputes, and simply including “power” in the rent means you carry the cost of their air conditioning all summer.
Landlords also face rules here: in NSW you generally can’t on-charge electricity to a tenant without separate metering that measures their actual usage.
There are three broad options. A fully separate connection (its own NMI) gives the flat its own retailer account — the tenant deals with their own bill entirely. A private sub-meter measures the flat’s usage so you can on-charge fairly while keeping one main account. Shared supply with power built into rent remains an option for family arrangements.
